Example: If your property rents for £1,000 per month, the total management fee is £100 including VAT. £83.33 is our fee and £16.67 is VAT. The minimum fee is £60 per month including VAT.
When we say 10%, we mean 10%. VAT is already included.

Infiniti’s management, administration, monitoring and coordination are included in the management fee. We also pay for tenant referencing and independent professional inventory/check-in/check-out reporting. External costs such as contractors, safety certificates, testing, replacement equipment, insurance premiums and specialist solicitor fees are payable separately by the landlord when required.

Where a dispute arises, we communicate, mediate and negotiate first. If formal action becomes necessary, we coordinate the process and evidence. Specialist legal drafting or representation is carried out by an appropriate solicitor and charged separately.

How much does Fully Managed cost?
Our management fee is 10% of gross rent received including VAT, equivalent to 8.33% + VAT, with a minimum fee of £60 per month including VAT. There is also a £200 including VAT fee per new tenancy, equivalent to £166.67 + VAT.
When do I start paying the management fee?
The management fee starts when the tenant moves in and rental income starts.
Where will my property be advertised?
We market properties through Rightmove, Citylets, the Infiniti Properties website and our social channels, supported by professional photography and a video walkthrough.
Who pays for tenant referencing and the inventory?
Infiniti pays for tenant referencing regardless of how many applications need to be referenced. We also pay for independent professional inventory, check-in and check-out reporting.
Who registers the tenant's deposit?
We register and administer the tenancy deposit with SafeDeposits Scotland in accordance with the applicable requirements and timescales.
Do you inspect the property during the tenancy?
Yes. We carry out detailed photographic inspections during the tenancy and have the inspection report acknowledged and signed off by the tenant.
Who deals with repairs, compliance and emergencies?
Our team coordinates repairs, contractors and compliance requirements throughout the tenancy. Tenants also have access to a 24-hour emergency helpline for urgent problems.
Can you manage my property if I live overseas?
Yes. We manage Glasgow properties for landlords living elsewhere and can assist with landlord administration, annual statements and relevant overseas-landlord and withholding-tax requirements.
What happens if there is a serious problem with the tenancy?
We initially seek to resolve problems through communication, mediation and negotiation. If formal action becomes necessary, we coordinate the process and evidence. External specialist legal work is charged separately.
Can you handle an insurance claim?
Yes. Insurance claim handling and coordination are included within our management service. The cover available and outcome of any claim depend on the landlord's individual policy and insurer.
