End-of-tenancy standards matter because deposit disputes in Scotland are settled on evidence. A detailed check-in inventory, clear written expectations and a proper check-out report are what allow a landlord to recover fair costs without a long argument. Under our Fully Managed service, we pay for independent inventory, check-in and check-out reports.
The end of a tenancy is where a lot of goodwill can disappear very quickly.
For much of the tenancy, things may have felt manageable. Rent was paid, communication was broadly fine, and the property seemed to be in reasonable condition. Then move-out happens, standards slip, and what should have been a straightforward handover becomes a dispute about cleaning, damage, missing items or the condition in which the property has been left.
Why evidence decides deposit disputes
In Scotland, deposit disputes are usually decided by evidence, through the tenancy deposit scheme’s dispute process. Inventories, exit checks, photos and records all matter when there is a disagreement over deductions. Our guide to fair and unfair deposit deductions sets out what can be claimed.
The problems that come up most often
In reality, the most common problems are familiar, frustrating ones: poor cleaning, rubbish left behind, stained mattresses, neglected appliances, marked walls and standards falling below the condition in which the property was let. Cleaning causes the most friction, as we explain in cleaning, damage and fair wear and tear.
How landlords can protect themselves
That is why move-out standards should never be treated as an afterthought. The cleaner the check-in process, the clearer the written expectations and the better the evidence at both ends of the tenancy, the easier it is to reach a fair conclusion when the tenancy ends. You can see what that looks like in our anonymised example check-out report.
For landlords, that protects the property. For tenants, it protects against overreach, and Shelter Scotland explains how tenants can get their deposit back. For everyone, it makes the end of a tenancy less personal, less emotional and more professional.
