Same Tenant. Better Management.
For most landlords, the biggest worry about switching is unsettling a good tenant.
The tenancy agreement stays exactly as it is. We write to your tenant to introduce ourselves, confirm the new rent payment details and show them how to report a repair online.
From then on, they have one clear point of contact and a 24-hour emergency helpline.
Sound Familiar?
- Calls and emails that go unanswered
- Repairs that drag on for weeks
- Inspections with no photos, or no inspection at all
- Hearing about an expired certificate after the event
- Fees that grow once VAT and extras are added
Every one of these can be fixed. From the first day, you get our full management service: regular photographic inspections signed off by your tenant, a compliance diary that tracks every renewal, and a team that has been managing rented homes since 1999.

Answers to the questions landlords ask us most often about switching agent.
How much does the Switch Agent package cost?
Our fee is 7% of gross rent received including VAT, equivalent to 5.83% + VAT, for a tenanted property moving to us from another agent, with a minimum fee of £60 per month including VAT. There's no set-up fee, and we pay you £250 cashback after 90 days of management. The 7% rate applies while your existing tenancy continues. After that, our standard Fully Managed rate applies.
Can I change letting agent while my tenant is still living in the property?
Yes. That's exactly what this package is for. The tenancy carries on as normal and we handle the handover with your current agent.
Do I need to deal with my current agent myself?
Only once. Your notice has to come from you, and an email is fine. We'll give you the wording. After that, we deal with your current agent and manage the handover.
How long does it take to switch?
Most switches complete within one to two months, depending on the notice period in your current agreement. If you'd like to move sooner, some landlords choose to settle the remaining notice so the handover can happen straight away.
What about my current agent's notice period?
Your current agent may charge for the notice period. Our £250 cashback is there to cover it, so you're not paying twice.
What notice do I give if I want to leave Infiniti?
Two months' notice by email, at any time, subject to a six-month minimum from the day we take over your property.
What happens to my tenant's deposit?
The deposit stays protected throughout. We arrange the transfer with the deposit scheme and make sure your tenant receives the updated details.
Will my tenant need a new tenancy agreement?
No. The existing tenancy continues exactly as it is. The only change for your tenant is who they contact.
What if my safety certificates are missing or out of date?
We check everything at handover. If something needs renewing, we'll tell you straight away and organise it. Certificates and contractor work are charged separately.
When do I receive the £250 cashback?
After your property has been under our management for 90 days.
